This is an ideal opportunity for the long term investor! Lake of the Woods Club is a long established campground on 244 acres and less than 15 miles southwest of Dayton, 50 miles north of Cincinnati with a combined population of over 2.9 million. The current owners have catered to the long-term camper for the past 40 plus years. Currently the campground has 31 cabins of which 18 are rented for 2017. Of the 98 camping lots, 72 are rented for the year as well. All RV sites have water and electric hook-ups and sit on 1/4 acre of land giving each renter their own area to enjoy. The waste system was just upgraded to go above the EPA standards. Out of the 244 acres there are 36 acres of tillable farm ground that is being leased and 150 plus acres of woods which has previously been used as an additional revenue stream. The gorgeous 11 ½ acre lake is well stocked with fish making it a great place to spend some time. There are approximately 120 plus acres of this property that are not developed and leave plenty of room for any desired expansions.
